PCA Designs New Urban Housing

Cambridge, MA – The Edge, a contemporary 79-unit residence designed by architects Prellwitz Chilinski Associates (PCA) for The Mount Vernon Company, is now under construction in Boston’s new Allston Green District.
PCA and The Mount Vernon Company are collaborating to develop the former light industrial area into a new residential community of chic, stylish, loft-inspired apartments catering to young professionals.
The Edge, located on Brainerd Road near the Brookline town line and in close proximity to the MBTA Green Line, is projected to earn a LEED Gold certification for its sustainable and energy-saving features. It will include 52 one-bedroom, 23 two-bedroom and four studio units. Construction will take approximately one year, with an opening planned for 2013.
In describing the design, PCA principal David Chilinski said “The Edge reflects the urban context of the surrounding community and helps create a safe, walkable environment by integrating the building with the streetscape and including landscaped spaces that encourage interaction.”
The design is informal and modern, and features large loft-like windows set in a masonry, wood, and metal-panel skin with a vibrant mix of color and scale. The lobby, fitness center and landscaped outdoor space will provide inviting communal spaces for residents. Abundant daylight in the units and public spaces and tall ceiling heights will lend a ‘light and height’ tenant experience throughout the building.
Energy efficient appliances, water-conserving fixtures and solar panels on rooftops are also part of the green initiative. Meticulous attention was paid to building envelope design to reduce heating and cooling cost. These measures include a thermal barrier, high-performance glazing, and an energy-efficient mechanical system with high-performance monitoring and control equipment. The Edge will follow the theme of environmentally sensitive, green-oriented living established as a core design principal for this new, sustainable city neighborhood. The Allston Green District will feature a Hubway bicycle stand, electric-car charging station and onsite Zipcars.
