Portsmouth, NH – Construction is underway for The Residences at Portwalk, a $6.8M luxury apartment building which is part of Portwalk, a dynamic mixed use development in the heart of Portsmouth, New Hampshire’s historic district. Cathartes Private Investments of Boston, Massachusetts is the developer of The Residences at Portwalk and Pro Con Inc of Manchester, New Hampshire is the architect and construction manager of the project.
The 52,000 sf luxury residential apartment complex will consist of a 5-story mixed-use building. The building will offer a variety of residential floor plans ranging in size from 720 sf to 1169 sf with various one and two bedroom design configurations. The 36 apartments will each offer a fully equipped kitchen with wood cabinetry and granite counters, Energy Star stainless steel appliances, laundry area, living/dining room or great room, and master bedroom suite with cultured marble vanity counter and shower surround, walk-in closet, and over-sized windows. Some floor plans include a raised ceiling and sliding terrace doors, offering scenic views of the City of Portsmouth and the skyline. The ground floor of the building will offer future retail tenant space and a private entrance, lobby and elevator for the residences. Additional amenities will include a private parking area.
Cathartes Private Investments and Pro Con Inc are aiming to make The Residences at Portwalk LEED certified, by incorporating environmentally beneficial strategies such as installing high efficiency, energy saving heating units and appliances in each apartment. The goal is to have The Residences at Portwalk attain a16% improvement in energy performance when compared to a similar building. Pro Con Inc will also use low volatile organic compounds for the adhesives, paints, coatings and flooring materials and use regional & recycled materials in construction.
The Residences at Portwalk are part of Portwalk, a pedestrian friendly, integrated urban development featuring first class office space, boutique shops, cafes, restaurants, luxury residences, a Residence Inn by Marriott hotel and the Harbor Events and Conference Center. When fully completed, the Portwalk complex will include four buildings located between Deer, Hanover and Maplewood streets in downtown Portsmouth. Phase I: the Residence Inn by Marriott and the Harbor Events and Conference Center were completed in June 2010, and Phase II: The Residences at Portwalk is scheduled to be completed in the fall of 2011.
